This extension to the rear was on sloping ground overlooking residences below. The design was  hipped to reduce the mass of the roof and various factors had to be incorporated to please the local residents and planners. The vaulted ceiling created a fantastic feel to this kitchen with stunning sea views.

A new build annex which required substantial negotiations with the council for approval resulted in a fantastic vaulted ceiling single storey residence for elderly residence.

This existing converted bungalow to a chalet required a large rear extension involving design and support of the existing roof structure. Ceiling heigh was always limited and the front two dormers were amalgamated to increase head room. The existing bathroom was to remain untouched so the design  included a recess to the new roof to allow this.

Originally a particularly cramped first floor to this chalet bungalow has been transformed by addition of barn end walls and a new higher pitched roof. A major overhaul of the whole property produced a high quality residence.

A rear extension to this bungalow involved the use of a portal frame steel structure to support the rear roof creating a large lounge and kitchen. The structure will also support a future loft conversion.

An end of terrace building on 2 stories adjacent to a three storey block. Planning was obtained for the third storey and the construction involved a new mansard and flat roof to match the adjacent properties. A garage and studio room were also created downstairs.

Oak Framed Buldings

A simple scheme involve putting a timber framed construction over existing to maximize the acquired space.

A period place with different internal floor levels, doorways with low headroom and a small little used room to the rear. The design increases the size of the extension to the rear, the low doorways are removed and the floor lowered to make one level throughout. A large section of garden than had retaining walls and sunken garden making a wonderful feature.

This was a minor redesign of existing permission that still required planning. A few alterations included a vaulted ceiling to the kitchen.

The design brief was to maintain use of the garage for car parking and extend to the rear to create 2 stories with useable head room. The fall of the land was used to the maximum and created an opening onto the lower garden level.

A large extension to this bungalow made use of existing outbuildings and created a vaulted ceiling kitchen & utility room along with a larger lounge. Full use of the 45 ‘ rule was exploited in this application.

This was an existing timber framed building with consent to convert to offices. The main fabric of the building had to remain in place and additional items were added to strengthen the frame and support the new office structure construction.

This was an example of how to squeeze a double sized timber framed garage/barn on a very tight plot with very little room and three very large oak trees. Planning issues conditions that trees or roots were not to be damaged. A piled raft was constructed for this reason.

This period property required  a large 2 storey extension and approached a 50%increase. The style was to mirror the existing building with an internal valley. The front dormer improved the visual look and broke up a very large cat-slide roof.

A large extension to the side of this property proved no problem. The client wanted the conservatory to the front and there were numerous objections which had to be overcome.

An exceedingly large newly built house required a large five bay garage. The design brief from the client that there were to be no internal walls or pillars. A steel portal frame design was constructed with masonry infill. The style & design matched the existing house.

A turn of the century property that had been greatly altered over the years. The design was to provide a large kitchen area by removing a large section of the existing external wall. The first floor window had to remain so the roof was cut with a lead apron surround.

One of the oldest listed properties in the village of West Chiltington with many original Tudor items being covered up. The property was fully refurbished and many of the original existing features were exposed.

A new ultra modern style annex was added linked by a glass walk way. A well was exposed during construction which was kept and forms a fantastic entrance feature to the annex.  The layout plan was altered to achieve this along with a complicated structural design for the foundations.

A listed property requiring a small extension to provide a utility room and downstairs wc. An oak framed sun room was added with a conservation style roof light. Just managed to fit the new sun room in with out disturbing any of the original fabric of the listed building.

New Roof Replacement to 1970′s Bungalow to Create a Chalet House.

The existing property had a large footprint with massive overhanging soffits and a typical bungalow corridor internal layout. The new design creates 2 double sized rooms and a master suite upstairs and better layout downstairs. Roof lantern sun room extends the dining room and catches the evening sun. Picture below shows the original bungalow.

Flat roofed building to have a second floor.

This was a simple scheme to create a second floor giving an additional two bedrooms and bathroom with superb views of the south downs. the scheme mirrored the original 1980 build adjoining house.

Remove Conservatory and Replace with Sunroom.

A lot of people are moving away from the UPVC conservatory with the polycarbonate roofs which are hot in summer, cold in winter and like being inside a drum when it rains. This was a simple solution for this clients to create a flat roof extension with a small pitched roof facade to soften the impact and still keep the angled 3 sided wall arrangement.

One of our latest projects, threw up quite a few challenges in terms of providing a fresh contemporary new interior combined with a sensitive approach to a former church built in the 1950′s.

With regards to the original windows, a fine balancing act was required  to help  achieve code 3 sustainability. The stained glass was carefully removed, encapsulated and re-installed. The roof ,walls and floors were also insulated to a high specification.

The end result has brought an unloved building back to life and it now resonates within the community once again.

A recent planning application for a detached 5 bay garage designed to match the style of the adjacent property built in 2000 of 800 sqm.

Design of an Oak framed garage and carport.  This particular project  the client wanted to use home grown oak that had been felled in his land and milled locally.

Theses were sent off to a local joinery firm specializing in producing Oak framed buildings.It is a basic design of sole plate, post and ring beam built as two bays interlinked with beams and braced using feature oak wind-bracing and soft wood infill bracing to the main panels. Waney edge oak cladding finishes the outside. Traditional pegged joints are used through out. Only modern fixing  being the masonry thunderbolts for the sole plate.

It is a well known fact that the most successful contemporary designs are rooted in the past. This is a rule of thumb that Paul Magg’s (MD of PB Properties) was fully aware of when asked to provide a vision for extending a beautiful property built on the cusp of the 1900′s.

Paul explains “The brief was quite demanding in terms of modernising the property. A large extension was needed which would house modern amenities. The challenge was to add extra amenities without affecting the original significance of the home. Our answer was to search for inspiration from the past in terms of the spatial proportion of the new build, the stylistic details and the use of traditional materials.”

The project included a master bedroom with en-suite, a guest room and balcony, garage, tv-room, office, utility rooms, and entrance hall and stairs. In addition an indoor swimming pool was built which mirrored an existing orangery within the grounds. It’s external appearance was complemented with a traditional tiled roof whilst the internal detailing included for a vaulted ceiling of the finest craftsmanship.

The project was a great success, not only in terms of its appearance, but also because the final design was augmented with the quality and tradition of styles and materials. This  enhanced the overall character of the property.

Unwind and relax in the countryside at this small & pretty cottage situated in the peaceful Suffolk village of Fressingfield. The village is well known for the popular Fox and Goose restaurant inside the historic Tudor Guildhall. There’s also a good pub, The Swan, and a well stocked village shop.
